Hyderabad Real Estate

Hyderabad’s real estate market is sending an important signal to India’s rapidly growing property markets: rising prices do not always mean rising demand.

In the first half of 2026, Hyderabad recorded 26,068 home sales, a 13% decline year-on-year, making it the city’s weakest half-year performance since 2022. At the same time, property prices remained firm and the average ticket size increased to around ₹2.03 crore, up 10% from the previous year.

The bigger concern is the widening gap between new supply and actual absorption. More than 1.4 lakh homes remain unsold, while new launches have significantly outpaced sales.

India Snapshot

  • 🏠 Hyderabad sold 26,068 homes in H1 2026.
  • 📉 Sales declined 13% year-on-year.
  • 💰 Average ticket size rose 10% to ₹2.03 crore.
  • 🏗️ New launches have substantially exceeded sales.
  • 📦 Unsold inventory has crossed 1.4 lakh homes.

What’s Driving the Disconnect?

Hyderabad’s experience highlights a phenomenon increasingly visible across India’s residential markets: premiumisation alongside softer transaction volumes.

Developers continue to launch larger and more expensive homes, particularly in established growth corridors. However, rising property prices are making homeownership more challenging for sections of the middle-income market.

The result is a market where the value of homes sold can rise even when the number of homes sold falls.

Hyderabad’s H1 2026 numbers demonstrate this clearly. While unit sales dropped, total residential sales value reached approximately ₹52,913 crore, supported by larger and higher-value homes.

This does not necessarily mean Hyderabad’s real estate story is weakening. Rather, it suggests the market is entering a more mature phase where affordability, inventory absorption and genuine end-user demand will matter more than simply launching new projects.

Why It Matters

For Homebuyers: Rising prices can reduce affordability even when market activity appears strong. Buyers need to evaluate whether price growth is supported by income and employment growth.

For Investors: High prices and growing inventory make location, rental demand and developer credibility increasingly important.

For Developers: Launching more inventory does not automatically translate into sales. Matching supply with genuine demand is becoming critical.

Indore Outlook: What Can Indore Learn?

Hyderabad’s current situation offers an important lesson for Indore, which is itself experiencing rapid infrastructure development and expansion of residential corridors.

For Developers: Build for absorption, not just expansion. A growing city needs new housing, but supply should be aligned with the purchasing capacity and actual requirements of its target market.

For Investors: Don’t look at price appreciation alone. Evaluate employment generation, infrastructure, rental demand, inventory levels and future supply before entering a growth corridor.

For Homebuyers: A rising market does not necessarily mean you should rush into a purchase. Compare projects, assess total affordability, and understand whether the location has genuine end-user demand.

For Brokers & Consultants: Market intelligence will become increasingly important. Buyers need to understand not only where prices are rising, but also why they are rising and whether that growth is sustainable.

For Policymakers: Indore’s future growth should balance premium development with housing affordability. Infrastructure planning, employment generation and residential development need to move together.

Key Takeaways

✔ Hyderabad shows that property prices can remain firm even when home sales decline.

✔ Rising ticket sizes can mask weakness in transaction volumes.

✔ Excess supply can become a concern when new launches consistently outpace absorption.

✔ Genuine employment and end-user demand are critical for sustainable real estate growth.

✔ For Indore, the biggest lesson is clear: a successful real estate market is not defined by how many projects are launched or how fast prices rise—it is defined by how effectively demand, affordability, infrastructure and supply grow together.
