Commercial Real Estate

India’s office real estate market is ending the third quarter of 2026 on a strong note. Gross office leasing across the country’s top seven markets rose 9% year-on-year to 18.7 million sq ft in July–September 2026, compared with 17.2 million sq ft during the same period last year.

The growth is significant because it comes amid global economic uncertainty and shows that companies continue to expand their physical workplace footprints.

For India’s commercial real estate market, the bigger question is now: Can this demand spread beyond the traditional seven major office markets?

India Snapshot

The Q3 numbers show that growth is being driven by a combination of corporate expansion, Global Capability Centres and flexible workspace operators.

  • Bengaluru remained the largest leasing market, with 5.2 million sq ft, up 11% year-on-year.
  • Delhi-NCR recorded one of the sharpest increases, with leasing more than doubling to 3.3 million sq ft.
  • Hyderabad grew 47% to 2.2 million sq ft, while Kolkata recorded a four-fold increase, albeit from a much smaller base.

However, growth was not uniform.

Mumbai, Pune and Chennai recorded declines in Q3, showing that India’s office market is becoming increasingly differentiated rather than moving in one direction.

What Is Driving Office Demand?

The latest data points towards a more diversified office occupier base. Technology companies remain important occupiers, while GCCs and flexible workspace operators are playing an increasingly significant role.

Across January–September 2026, office leasing in the top seven markets reached 54.4 million sq ft, up 7% year-on-year. Flexible workspace operators accounted for 12.6 million sq ft, or 23% of leasing during the period. This matters for developers because the office market is no longer simply about constructing conventional corporate buildings.

Companies increasingly want quality, connectivity, flexibility, sustainability and access to talent.

The New Office Real Estate Equation

The office market is becoming more selective. Developments with strong connectivity, modern amenities and green certifications are attracting stronger rental growth. Average rentals across the major office markets increased around 7% year-on-year in Q3 2026, according to industry data.

At the same time, new supply is also entering the market. Around 41.7 million sq ft of new office supply was added across the top seven markets during the first nine months of 2026. The implication is clear, demand is strong, but quality and location will increasingly determine which assets outperform within the broader market.

Indore Outlook: What Can Indore Learn?

Indore is not yet part of India’s seven dominant office markets—but that is precisely what makes the national trend relevant. As the city’s IT, services, startup and business ecosystem expands, Indore has an opportunity to build a commercial real-estate ecosystem rather than simply an office-supply pipeline.

The lesson from larger markets is that office demand follows more than available floor space.

  • For Developers: Future office projects need to compete on connectivity, infrastructure, employee amenities, sustainability and flexibility not just rent.
  • For Investors: Commercial property should increasingly be evaluated through occupier demand, tenant quality, rental sustainability and vacancy risk, rather than only capital appreciation.
  • For Businesses: Emerging cities can offer opportunities to access talent and operate at comparatively competitive costs, provided the surrounding ecosystem supports long-term expansion.
  • For Indore’s Policymakers: Reliable public transport, roads, digital infrastructure, utilities and planned commercial zones can make the difference between an office destination and merely an office market.

Key Takeaway

India’s office market is still expanding but the nature of demand is changing. The next phase will not simply be about more office space. It will be about better office ecosystems.

For Indore, the opportunity is to learn from the country’s major markets early, build commercial districts where offices, mobility, housing, retail and social infrastructure grow together.

That could determine whether Indore’s next commercial growth cycle becomes a collection of office buildings or a genuine business ecosystem.
