India’s next real estate growth story may not be centred inside its biggest cities. It may be taking shape around them and increasingly within Tier-II cities themselves.
India’s land market recorded 18,158 acres across more than 880 transactions in 33 cities between 2021 and Q1 2026. Annual transacted acreage climbed from 813 acres in 2021 to 6,181 acres in 2025, representing a CAGR of about 66%. In Q1 2026 alone, another 1,194 acres were transacted.
More importantly, Tier-II cities are gaining a much larger share of this activity.
India Snapshot
Tier-I cities still accounted for 71% of total acreage transacted between 2021 and Q1 2026. But the growth trajectory of Tier-II markets is striking. Annual Tier-II land transactions increased from just 16 acres in 2021 to 2,120 acres in 2025, taking their share of annual transactions from around 2% to 34%.
By Q1 2026, Tier-II markets accounted for 67% of land transacted during the quarter, overtaking Tier-I markets for the first time.
The shift isn’t simply about cheaper land. It reflects a combination of infrastructure, employment, connectivity, expanding urban boundaries and the availability of larger land parcels.
What Is Driving the Shift?
Expressways, highways, metro networks, industrial corridors and airport-linked infrastructure are changing the geography of development.
As connectivity improves, locations that were once considered “too far from the city” can become viable for:
- Residential townships
- Plotted developments
- Industrial and manufacturing facilities
- Warehousing and logistics
- Office campuses
- Data centres
- Retail and mixed-use developments
The land acquired between 2021 and Q1 2026 has the potential to generate nearly 1.4 billion sq ft of future built-up area, with residential accounting for the largest potential share.
From City Expansion to New Growth Ecosystems
The bigger story is that India’s urban expansion is becoming more distributed. Instead of development remaining concentrated around established city centres, infrastructure is creating new economic nodes. This is also changing the scale of development. Larger contiguous parcels in Tier-II markets can support integrated townships, industrial parks and mixed-use developments that are increasingly difficult to assemble within established metros.
There is also a gradual shift in how land is being acquired. Joint ventures and joint development transactions increased from 11 deals in 2021 to 42 in 2025, indicating growing interest in partnership-led models as land costs rise.
Indore Outlook: What Can Indore Learn?
Indore is already part of this emerging Tier-II story. The latest land-market analysis specifically identifies Indore among Tier-II markets witnessing increased activity.
For Indore, the implication goes beyond individual projects. The city’s next phase of growth could increasingly be shaped by corridors rather than just established neighbourhoods where infrastructure, employment, connectivity and urban expansion intersect. This puts greater importance on corridors such as Indore–Ujjain Road, Super Corridor, MR-11, Ring Road extensions and other emerging peripheral zones. But infrastructure alone does not guarantee real estate success.
The sustainable growth corridors will be those where connectivity is accompanied by jobs, social infrastructure, civic services, planning and genuine end-user demand.
For Developers: Think beyond isolated projects. Larger, integrated developments that connect housing with employment, retail and social infrastructure could become increasingly relevant.
For Investors: The emergence of a corridor should not automatically be treated as an investment opportunity. Infrastructure timelines, land title, zoning, development plans, actual connectivity and demand need to be evaluated together.
For Homebuyers: “Future potential” needs to be separated from marketing narratives. A location becomes more valuable when infrastructure translates into real accessibility and economic activity.
For Policymakers: Peripheral growth needs planned urbanisation. Roads and connectivity must be accompanied by water, drainage, public transport, healthcare, education and other civic infrastructure.
Key Takeaway
India’s real estate map is expanding. The next development frontier may increasingly be found where infrastructure meets available land—and where emerging cities become economic centres in their own right.
For Indore, this creates both an opportunity and a responsibility: to grow beyond its traditional boundaries without repeating the infrastructure and planning challenges of larger metros.
